Imminent danger to personal safety or the security of the property. Repair to be completed or a temporary repair made to make safe.
- Gas leaks - Transco 0800 111 9999
- Fire alarm / smoke detector faults
- Serious electrical faults
- Serious structural or fire damage
- Major roof leaks
- Uncontrolled plumbing leaks
- Total loss of water (exc. water mains)
- Total loss of gas or electric supply
- Total loss of heating during winter months (1 Nov - 31 May)
- Blocked gutters or drains liable to cause flooding or further damage
- Toilet blocked / won't flush (an emergency if only one toilet)
- Loose masonry
- Major flooding incidents
- Burst water pipes
- Broken external locks
- Glazing / board up if high risk to security
- Offensive graffiti
URGENT REPAIRS RESPOND WITHIN 5 WORKING DAYS
Potential danger to personal safety or the security of the property if ignored.
- Glazing if low risk to security
- Partial loss of electrical power
- Partial loss of water supply
- Blocked sink, shower or bath
- Heating failure
- Loose masonry
- Roof leaks
- Overflows
- Total loss of heating during summer months (1 June - 31 Oct)
- Faulty fridges, freezers, cookers & washing machines
- Toilet not flushing or blocked (when more than one toilet)
- Broken internal doors
- Loose or detached banister
- Rotten flooring or stair tread
ROUTINE REPAIRS RESPOND WITHIN 20 WORKING DAYS
No danger to personal safety or the security of property in the near future.
- Blocked & leaking gutters & down pipes
- Faulty windows, doors & floors
- Minor plumbing repairs
- Minor roof leaks
- Furniture repairs which do not have safety implications
- Pest problems
- Internal painting
- External painting
- Repairs to fixtures & fittings
- Repairs to walls, slates & tiles
- Repairs to fences & paths
